Plan search

What's good for the goose is not always good for the gander. This is why we offer modifications to any of our plans.

Whether you want to increase the size of bedrooms, make attic space into living space, even change the foundation from a slab to a walkout basement; we can do it.

Say you like a floor plan, but don't care for the elevation. Most people would reject the plan and look for something else. Why not change the elevation?

To the right are two examples of a plan that we changed the elevation. The top two the customer wanted a more country look...especially wanting to have a front porch. While, the bottom two the customer wanted to get away from the farmhouse look and wanted a more French country style.

Many times a plan is rejected by the customer because it doesn't have a basement. Any plan can have a basement drawn with minor modification to add stairs to go down.

A common mistake that people make in selecting a house plan starts with their desire for a certain architectural style, or elevation.  They will automatically reject plans that do not meet their elevation requirements.  The result is that the customer usually doesn’t find a plan that they want with the elevation they desire.

You should concentrate on finding the right floor plan.  Then modify the elevation to the architectural style that you like.

Sit down before you start and think of all the amenities that you would like…a “wish list.”  How many square feet do you want in the house?  Do I want just one floor?  Should I have a home office?  Where will the family spend their time?  Will I do a lot of casual entertaining?  Think of every possible thing that you would like in your house.

Use this “wish list” as a checklist for your search.  Plans that meet most of this list are where you should start.  Take these plans and talk with the company from which you are buying the plans and discuss what changes need to be made to complete you “wish list.”  Finally, discuss with the company how they can change the elevation to get the desired architectural design.

Be aware that there are copy right regulations involved with changing plans and you will need to deal with who designed that house.  Some web sites sell many different designers plans.  They should be able to help you get in touch with the designer or they will relay your desire to them.
